   The Fl. Realtors article indeed makes an accurate portrayal of current market conditions for the Sunshine State as a whole. More of the same lackluster sales activity can be expected thru 2007 and on into 2008 as ARM loans are reset and increased difficulty qualifying potential home-buyers gains momentum. There are other factors at play here such as exorbitant property taxes, increased congestion, and high crime rates. For these, and other reasons, one can assess potential housing investments both in bordering states and in the rental arena.

This blip in the housing market radar is misleading at best.  US homebuilders have endured the steepest decline in a decade but this is just the beginning of the "correction."  The Orlando area and environs such as Kissimmee are saturated with new home tract builders and have been for quite a while. Any sales activity quotes by the Board of Realtors must be dissected to ascertain exactly what the market forces are which steer the results.

    Zillow has indeed made more property owners aware of the valuation process and the mechanisms involved. Although there are mistakes in individual property descriptions, this is correctable as the article points out. The end product is useful and free of charge (for now) and should stand the test of time until competitive software emerges.

    Agricultural land values are influenced by many factors not related to actual crop yields. This is a relatively new phenomenon which in my estimation began in the 1970's as credit became available at low rates with inflation looming. The USDA statistics qouted in the article are indicative of a linear rise in these land values but clarification of the external factors affecting these appraisals is needed.

    This newsflash, for those who were dozing, comes as no surprise to real estate professionals. The downturn I reported on a while back is in full swing but has not reached the apex as yet. The Palm Beach Post article deals with their county as far as statistics are concerned but does not illuminate the wider aspects involved. The gross percentage quoted in Ms. Rawls column is indeed sobering at 36%, but is a bit misleading when taken as a whole. However, it serves as a heads-up to those builders eyeing Palm Beach county as paved in gold.
