Every housing market is different, and that is why it is so difficult to grasp the question "What is the housing market doing today?" However, in many markets, the pendulum is on the upswing. The major factors involved in housing recovery are the following: 1. Median income exceeds median house price. When the average person can more than qualify for the average house, we are in balance and it becomes possible for more average wage earners to get a new home at an affordable price. 2. Listing inventories decline. Even slight declines are important, because it means that the market is more in balance. 3. Number of closed transactions rise. That is happening in many markets across the nation, and while there are seasonal increases and decreases partly attributable to summer being a strong selling season, the increasing trendline has been in place for a few months now. 4. Interest rates are still affordable. The average rate is starting to increase, but 6% is affordable.
