Wayne Yamano is Vice President & Director of Research at John Burns Real Estate Consulting, LLC. Since March 2003, Mr. Yamano has managed the Research team that monitors housing markets all across the country for retainer clients, which include many of the largest companies in the real estate and investment industries. He also spearheads much of the company’s cutting-edge research, including estimating shadow inventory by metro and forecasting national distressed sales and supply. Mr. Yamano was previously a real estate research analyst at CB Richard Ellis and in portfolio management at Banc of America Securities. Today, it’s important to understand housing at a submarket level. There is a shift in the mix of buyers. Investors need to understand the nuances at a more granular level in order to make smart decisions. Fewer distressed and entry-level sales are taking place in Seattle. This same shift is taking place in other markets too.
